Subject: Special Assessment for New Gate

As you may remember, during our HOA meeting on October 8, 2023, we held a vote on installing an entrance gate near the entrance to Jacobs Point. That issue passed, 30 for and 6 against. The location has now been roughly identified by stakes on either side of the entrance road. Please check the location out as you ride by. The gates will swing in toward our neighborhood. This location also allows for an area to turn around for anyone who does not gain entrance.
We have attached the final quote from Maner Supply (posted on our web site). The Maner quote total is $41,756.23 but we have added approximately $2,000.00 for additional expenses for installing lights, signs and cameras. The need for these items was also covered at our October meeting. The Board decided to not purchase the telephone entry system. At the October meeting part of the vote was to take $10,000.00 of the cost from our general funds and then asses each member (lot owner) for the balance. This brings our assessment rounded to $900.00 per lot owner. We used 38 lots because on lot (3) is currently in bank default and we do not expect to collect an assessment any time in the near future from that lot. We are investigating placing a lien on this property to eventually collect the assessment and all late charges owed but his will take some time and may never happen.
We will begin collecting this assessment of $900.00 in April with a due date of May 31, 2024. The assessment will be considered late as of June 1st.
Installation of the gate is expected in July 2024. We will have at least four windshield tags (fobs) for each lot. If you don't have a windshield tag there will be a lighted keypad to enter a security code which will open the gate. The Board is leaning toward having it continuously open during daylight hours, approximately 6 AM till dark. It would be open during the day because of the large amount of traffic we encounter during the day. We would hope that no contractors would have access to security codes as the gate would be open during their normal operating hours. The gate will automatically open for emergency vehicles.

NOTE: THE SPECIAL ASSESSMENT MUST BE PAID BE THE END OF MAY OR IT WILL BE CONSIDERED LATE AND WILL BEGIN ACCRUING A LATE FEE OF $25.00 PER MONTH UNTIL PAID.
